Potentially, the rezoning would allow eleven (11 ) dwelling units which would comply with the General Plan. The DCC does recommend stipulating the dedication of the west 2.5 feet of the subject property for public roadway and associated purposes. At present the corridor consists of only parks and vacant land. The development also conforms to the newly adopted 2001 Land Use Plan which designates areas as conventional housing only where park development is not desired. Consequently, the most reasonable use would be this type of development. Low Density Our proposed density is 9.4 units per acre or 18.8 persons per acre which con- forms to present zoning of a maximum 20 persons per acre. This density is well below the current 13 to 14 units per acre of bordering parks. Also the design allows for common open spaces of 19.5% or almost 100% greater than the required 10% of TH-PD and much greater individual lot sizes. Attractive Architecture and Site Design The project includes spacious club facilities and Spanish tile roofs. The flow of the interior streets were designed to eliminate the "barracks like" design of most parks. The wall around the common area on Broadway alternates block and wrought iron fencing that is visually attractive on Broadway eliminating the usual "tunnel affect" caused by solid walls. Economic Growth Our project is a subdivision that will attract property owners who will increase the tax base for the City of Apache Junction. Also, the new property owners will increase local spending consequently creating new jobs. The increased economic demand will raise property values. Traffic accidents in January showed little change over December with only slight increases and de- creases in non injury and injury accidents respectively. Please note that private property accidents are now included in this report, and this shows an additional 15 accidents worked by the Police Department. Index crimes fluxuated slightly from December showing a decline in burglaries and motor vehicle thefts and a slight increase in larceny theft. Also please note the addition of the "Complaints Taken" section in the attached report. This section shows the total number of complaints/reports taken by members of the Apache Junction Police Department. ....
