AN ORDINANCE OF THE MAYOR AND CITY COUNCIL OF THE CITY OF APACHE JUNCTION,
ARIZONA, AMENDING THE ZONING ORDINANCE BY ESTABLISHING THE INITIAL ZONING
DISTRICT CLASSIFICATION IN ZONING CASE PZ-4-80 AS TRAILER HOMESITE (TH),
THE PROPERTY HAVING BEEN ANNEXED TO THE CITY OF APACHE JUNCTION, ARIZONA,
EFFECTIVE FEBRUARY 16, 1980; REPEALING ANY CONFLICTING PROVISIONS; AND
PROVIDING FOR SEVERABILITY.
BE IT ORDAINED BY THE MAYOR AND THE CITY COUNCIL OF THE CITY OF APACHE
JUNCTION, ARIZONA THAT:
SECTION I IN GENERAL
An amendment to the Zoning Ordinance by establishing the initial zoning
district classification in zoning case PZ-4-80 for the parcel of land
described as:
1.Beginning at the Northeast corner of Section Twenty-four (24) T.I.N.
R. 7E., G.&.S.R.B.&.M.thence South 355.09' to the true point of beginning,
thence West 660.5 feet, thence South 1785.04 feet, thence E. 361.3 feet,
thence North 300 feet, thence East 300 feet, thence North 1,485.18 feet, to
the true point of beginning containing 25 acres more or less, be and hereby
is established as Trailer Homesite (TH).
2.Further, the setbacks existing as of the effective date of this
Ordinance in developed sites of the above described parcel, shall be deemed
non -conforming uses and shall be permitted to continue as provided for in the
Zoning Ordinance, and at the time of hook-up of units in already developed
areas, the mobile homes shall have to meet only those requirements consistent
with the rest of the developed area, provided, however, no limitation shall
be required to exceed the City Zoning Ordinance requirements.
3.Further, those areas not developed as the effective date of this
ordinance shall be required to meet the setback and other requirements of the
Zoning Ordinance.
4.Further, within 90 days from the effective date of this ordinance,
the park owner shall obtain building permits or those sites now accepted for
residential purposes but not having valid permits. (At least sites 7, 26, 28,
and 52 and possibly 9 and 31).
SECTION II REPEALING ANY CONFLICTING PROVISIONS
All ordinances and parts of ordinances in conflict with the provisions of
this ordinance or any part of the code adopted herein by reference, are
hereby repealed.
SECTION III PROVIDING FOR SEVERABILITY
If any section, subsection, sentence, clause, phrase or portion of this
ordinance or any part of the code adopted herein by reference is for any
reason held to be invalid or unconstitutional by the decision of any court

of competent jurisdiction, such decision shall not affect the validity of
the remaining portions thereof.
PASSED AND ADOPTED by the Mayor and City Council of the City of Apache
Junction, Arizona, this 7th day of May 1980.
