AN ORDINANCE OF THE MAYOR AND CITY COUNCIL OF THE CITY OF APACHE JUNCTION,
ARIZONA,AMENDING THE APACHE JUNCTION,ARIZONA ZONING ORDINANCE BY AMENDING
THE ZONING MAP CHANGING THE ZONING DISTRICT CLASSIFICATION IN REZONING
CASE PZ-19-84 FROM GR GENERAL RURAL TO CB -1 LOCAL BUSINESS ZONE;FROM
GR GENERAL RURAL TO CB -2 GENERAL BUSINESS ZONE;AND FROM GR GENERAL RURAL
TO CR-5 MULTIPLE RESIDENCE ZONE;REPEALING ANY CONFLICTING PROVISIONS;
AND PROVIDING FOR SEVERABILITY.
BE IT ORDAINED BY THE MAYOR AND CITY COUNCIL OF THE CITY OF APACHE JUNCTION,
ARIZONA,THAT:
SECTION I IN GENERAL
The zoning district classification on the Apache Junction,Arizona,Zoning
Map for the parcels of land described as:
Parcel No.1:(from GR General Rural to CB -1 Local Business Zone)
That portion of the Northeast of Section 28,Township 1 North,
Range 8 East,Gila and Salt River Base and Meridian,Apache Junction,
Pinal County,Arizona,described as follows:
Beginning at the Northeast corner of said Section 28;thence South
89°50'00"West along the north boundary of said Section 28,
420.00 feet;thence South 12°04'00"West 652.52 feet;thenceSouth35000'06"West 300 feet;thence South 54°59'54"East
310.00 feet;thence South 35°00'06"West 216.33 feet to a point
on U.S.Highway 60-70-80-89 right-of-way line;thence South
54°59'10"East along said Highway right-of-way line 737.65 feet
to a point on the east boundary of Section 28;thence North
00 11 23"West along the east boundary of said Section 28,
1663.33 feet to the point of beginning.Containing 18.41 acres,
gross.
Parcel No.2:(from GR General Rural to CB -2 General Business Zone)
That portion of the Northeast A of Section 28,Township 1 North,
Range 8 East,Gila and Salt River Base and Meridian,Apache Junction,
Pinal County,Arizona,described as follows:
Beginning at the Northeast corner of said Section 28;thence South
89°50'00"West along the north boundary of said Section 28,
1320.38 feet to the Northwest corner of the Northwest of the
Northeast of said Section 28;thence South 89°46'47"West along
the north boundary of said Section 28,662.91 feet;thence South
54°59'54"East 674.34 feet to the true point of beginning;thence
South 35°00'06"West 216.08 feet to a point on U.S.Highway

Beginning at the Northeast corner of said Section 28;thence South
89°50'00"West along the north boundary of said Section 28,
420.00 feet to the true point of beginning;thence continuing
South 89°50'00"West 900.38 feet to the Northwest corner of the
Northeast of the Northeast of said Section 28;thence South
89°46'47"West along the north boundary of said Section 28,
662.91 feet;thence South 54°59'54"East 1531.86 feet;thence
North 35°00'06"East 300.00 feet;thence North 12°04'00"East

be and hereby is amended by changing the zoning district classification
from GR General Rural to CB -1 Local Business Zone on Parcel No.1;
GR General Rural to CB -2 General Business Zone on Parcel No.2;and
GR General Rural to CR-5 Multiple Residence Zone on Parcel No.3;subject
to the stipulation that the applicant dedicate the north fifty feet (50')
of Parcel No.3,and the north fifty feet (50')and the east fifty feet
(50')of Parcel No.1 for public roadway and associated purposes.
SECTION I I REPEALING ANY CONFLICTING PROVISIONS
All ordinances and parts of ordinances in conflict with the provisions
of this Ordinance,or any part of the code adopted herein by reference,
are hereby repealed.
SECTION III PROVIDING FOR SEVERABILITY
If any section,sub -section,sentence,phrase,clause,or portion of this
Ordinance,or any part of the code adopted herein by reference is for any
reason held to be invalid or unconstitutional by the decision of any
court of competent jurisdiction,such decision shall not affect the
validity of the remaining portions thereof.
