AN ORDINANCE OF THE MAYOR AND CITY COUNCIL OF THE CITY OF APACHE JUNCTION,
ARIZONA,AMENDING THE APACHE JUNCTION,ARIZONA,ZONING ORDINANCE,BY AMENDING
THE ZONING DISTRICT MAP,CITY OF APACHE JUNCTION,ARIZONA,CHANGING THE
ZONING DISTRICT CLASSIFICATION IN REZONING CASE PZ-50-85 FROM GR GENERAL RURAL
TO C-4 HEAVY COMMERCIAL DISTRICT;REPEALING ANY CONFLICTING PROVISIONS;AND
PROVIDING FOR SEVERABILITY.
BE IT ORDAINED BY THE MAYOR AND CITY COUNCIL OF THE CITY OF APACHE JUNCTION,
ARIZONA,THAT:
SECTION I IN GENERAL
The zoning district classification on the Zoning District Map,City of Apache
Junction,Arizona,for the parcel of land described as:
The East of the Southwest A of the Northeast A of the
Southwest A of Section 27,Township 1 North,Range 8 East,
Gila and Salt River Base and Meridian,Apache Junction,
Pinal County,Arizona;AND
Beginning at the northeast corner of the West of the South-
west A of the Northeast A of the Southwest A of Section 27,
Township 1 North,Range 8 East,Gila and Salt River Base and
Meridian;thence North 89°57'East,a distance of 42.00 feet
to the TRUE POINT OF BEGINNING;thence North 89°57'East,a
distance of 112.80 feet;thence North 55°38'West,a distance
of 112.00 feet;thence South 17°48'West,a distance of 66.50
feet to the TRUE POINT OF BEGINNING,Pinal County,Arizona;
EXCEPT
Beginning at the northwest corner of the East of the Southwest
of the Northeast A of the Southwest A of Section 27,Township
1 North,Range 8 East,Gila and Salt River Base and Meridian;
thence South 3°39'24"West,a distance of 350.70 feet;thence
South 89°57'30"West,a distance of 19.74 feet;thence North
0°01'East,a distance of 350.00 feet to the TRUE POINT OF
BEGINNING;
be and hereby is amended from GR General Rural to C-4 Heavy Commercial District;
subject to the following conditions:1)the applicant dedicate the east
thirty-three feet (33')of the subject property for public roadway and associated
purposes without a twenty foot (20')by twenty foot (20')cut-off at the
intersection of Highway 60 and S.Bowman Road as i t is deemed unnecessary by
the Department of Public Works.
SECTION I I REPEALING ANY CONFLICTING PROVISIONS
All ordinances and parts of ordinances in conflict with the provisions of •this
Ordinance or any part of the code adopted herein by reference are hereby
repealed.
SECTION III PROVIDING FOR SEVERABILITY
If any section,sub -section,sentence,phrase,clause,or portion of this
Ordinance or any part of the code adopted herein by reference is for any reason
held to be invalid or unconstitutional by the decision of any court of competent
jurisdiction,such decision shall not affect the validity of the remaining
portions thereof.
