AN ORDINANCE OF THE MAYOR AND CITY COUNCIL OF THE CITY OF APACHE JUNCTION,
ARIZONA,AMENDING THE APACHE JUNCTION,ARIZONA,ZONING ORDINANCE,BY AMENDING
THE ZONING DISTRICT MAP,CITY OF APACHE JUNCTION,ARIZONA,CHANGING THE ZONING
DISTRICT CLASSIFICATION IN REZONING CASE PZ-13-89 FROM GR (GENERAL RURAL)TO
C-4/PD (HEAVY COMMERCIAL/PLANNED DEVELOPMENT);REPEALING ANY CONFLICTING
PROVISIONS;AND PROVIDING FOR SEVERABILITY.
BE IT ORDAINED BY THE MAYOR AND CITY COUNCIL OF THE CITY OF APACHE JUNCTION,
ARIZONA,THAT:
SECTION I IN GENERAL
The zoning district classification on the Zoning District Map,City of Apache
Junction,Arizona,for the parcels of land described as:
Parcel No.1
The North
Southwest
Salt River
EXCEPTING
the United
half of the Southeast quarter of the Southwest quarter of the
quarter in Section 21,Township 1 North,Range 8 East,Gila and
Base and Meridian,Apache Junction,Pinal County,Arizona;
all coal,oil,gas and other mineral deposits,as reserved unto
States of America in the Patent of said land.

be and hereby is amended from GR (General Rural)to C-4/PD (Heavy
Commercial/Planned Development);subject to the following stipulations:
1.Approval of rezoning constitutes authorization for the development of
property under granted zoning.Rezoning approval is valid for an
indefinite period of time at the discretion of the City Council.
2.Development of said approval shall be in accordance with the provisions of
Article 19 of the Zoning Ordinance.The provisions of the Uniform Building
Code and all other City codes,policies,guides and standards shall apply
and control all design and construction of improvements.

3.The preliminary and final plan approval,issuance of permits and
development shall be conditioned upon site plan approval by the Development
Coordinating Committee,as per the provisions of Article 19 of the Zoning
Ordinance,including,but not limited to,the dedication of all rights -of-
way and easements deemed necessary by the City prior to final plan
approval.
SECTION I I REPEALING ANY CONFLICTING PROVISIONS
All ordinances and parts of ordinances in conflict with the provisions of this
ordinance or any part of the code adopted herein by reference are hereby
repealed.
SECTION III PROVIDING FOR SEVERABILITY
I f any section,sub -section,sentence,phrase,clause or portion of this
ordinance or any part of the code adopted herein by reference is for any reason
held to be invalid or unconstitutional by the decision of any court of
competent jurisdiction,such decision shall not affect the validity of the
remaining portion thereof.
