AN ORDINANCE OF THE MAYOR AND CITY COUNCIL OF THE CITY OF APACHE JUNCTION,
ARIZONA,AMENDING THE APACHE JUNCTION,ARIZONA,ZONING ORDINANCE,BY AMENDING
THE ZONING DISTRICT MAP,CITY OF APACHE JUNCTION,ARIZONA,CHANGING THE ZONING
DISTRICT CLASSIFICATION IN REZONING CASE PZ-2-88 FROM C-2 LOCAL COMMERCIAL
DISTRICT TO C-3 GENERAL COMMERCIAL DISTRICT;REPEALING ANY CONFLICTING
PROVISIONS;AND PROVIDING FOR SEVERABILITY.
BE IT ORDAINED BY THE MAYOR AND CITY COUNCIL OF THE CITY OF APACHE JUNCTION,
ARIZONA,THAT:
SECTION I IN GENERAL
The zoning district classification on the Zoning District Map,City of Apache
Junction,Arizona,for the parcels of land described as:
(Parcel No.2)
Parcel No.1)The South 115.21 feet of the South half of the Southeast
quarter of the Southeast quarter of the Southeast
quarter of Section 18,Township 1 North,Range 8 East,
Gila and Salt River Base and Meridian,Pinal County,
Arizona,EXCEPT the West 100 feet (100')thereof,and
EXCEPT the South 50 feet (50')and the East 50 feet
(50')thereof and EXCEPT the South 195.21 feet (195.21')
of the East 270 feet (270')thereof.(As recorded i n
Docket 1297 Page 994).
The South 195.21 feet of the East 270 feet (270')of the
South half of the Southeast quarter of the Southeast
quarter of the Southeast quarter of Section 18,
Township 1 North,Range 8 East,Gila and Salt River Base
and Meridian,Pinal County,Arizona EXCEPT the East 50
feet (50')and the South 50 feet (50')and twenty -foot
(20')by twenty -foot (20')cutoff in southeast corner
thereof.(As recorded in Docket 1103 Page 477).
be and hereby i s amended from C-2 Local Commercial District to C-3 General
Commercial District subject to the following stipulations:
1.No outside storage,display or operations shall be permitted.
2.The property owner must pave the 25 -foot to 26 -foot wide rear access way
north of the buildings to the same standards as the existing parking lot.
3.The property owner comply with any safety upgrading deemed necessary by
the Apache Junction Fire District and meet all requirements of the Fire
Code.
4.Existing Conditional Uses (SUP -5-86)be carried forward and allowed to
continue i n the C-3 zoning district.

SECTION I I REPEALING ANY CONFLICTING PROVISIONS
All ordinances and.parts of ordinances in conflict with the provisions of this
ordinance or any part of the code adopted herein by reference are hereby
repealed.
SECTION III PROVIDING FOR SEVERABILITY
I f any section,sub -section,sentence,phrase,clause or portion of this
ordinance or any part of the code adopted herein by reference is for any reason
held to be invalid or unconstitutional by the decision of the court of
competent jurisdiction,such decision shall not affect the validity of the
remaining portion thereof.
