AN ORDINANCE OF THE MAYOR AND CITY COUNCIL OF THE CITY OF APACHE
JUNCTION,ARIZONA,AMENDING THE APACHE JUNCTION,ARIZONA,ZONING
ORDINANCE,BY AMENDING THE ZONING DISTRICT MAP,CITY OF APACHE
JUNCTION,ARIZONA,CHANGING THE ZONING DISTRICT CLASW.ICATION IN
REZONING CASE PZ-00-02 FROM GR (GENERAL RURAL,CONVENTIONAL OR
MANUFACTURED SINGLE-FAMILY HOMES ON 1.25 -ACRE GRO,S.Si MINIMUM LOTS)
TO R1-8/MH (SINGLE FAMILY RESIDENCE ZONE,CONVEJJTIONAL OR
MANUFACTURED SINGLE-FAMILY HOMES ON 8,000 SQU E FEET NET MINIMUM
LOTS IN APPROVED SUBDIVISIONS):REPEALING AF CONFLICTING
PROVISIONS:AND PROVIDING FOR SEVERABILIT
BE IT ORDAINED BY THE MAYOR AND CITY QOUNCTL/OF THE CITY OF APACHE JUNCTION,
ARIZONA,THAT:
SECTION I IN GENERAL
The zoning district classificaiii\on op( the ZONING DISTRICT MAP,CITY OF APACHE
JUNCTION,ARIZONA,for the parc10 )o1f land described as:
The North half of the Eas ,alf of Lot 25,of Section 18,Township
1 North,Range 8 East,;1./and Salt River Base and Meridian,
Apache Junction,Pinal Canty,Arizona.

Single -Family Homes on V.5 -acre gross minimum lots)to R1-8/MH (Single Family
Residence Zone,Conventi nal or Manufactured Single -Family Homes on 8,000
square feet net minimum/lots in approved subdivisions),subject to the
following stipulations,
1)Property owners must have obtained City Council approval of a Final Plat
pursuant to ,olume I I of the Apache Junction City Code,Land Development
Code,Chapt-r 2,Subdivision Regulations,Article II,Platting
Procedures and Resuirements:record this Final Plat with the Pinal
County R-order:and complete installation or construction of a single-
family r-sidence on the new lots all within 24 -months from the date of
the Cit 4 Council approval.If not,the zoning on the property may be
subjec to reversion to the original zoning classification by City
Coun 1 action,pursuant to the provisions of Arizona Revised Statutes
Anns'ated (A.R.S)§ 9-462.01.

2)The North 33 feet of the subject property and the East 33 feet must be
dedicated to the City,along with a triangular area having dimensions of
20 feet,20 feet,and 28.28 feet at the northeast inner right-of-way
corner for the purpose of maintaining sight visibility and/traffic
safety.
3)All requirements of the proposed base zoning districX(R1-8/MH),
including Development Fees and all other applicable/regulations that
apply to such property must be met.
4)The property owner must have approval of a b ilding permit for the
existing 256 -square foot storage sh on t e property,indicated on the
site plan on file with the Planni g vi ion of the Apache Junction
Development Services Departm n,t,y as File No.PZ-00-02,that includes
compliance with Section 6.11 1/A C9sory Buildings and Storage Sheds of

SECTION I I REPKING ANY CONFLICTING PROVISIONS
All ordinanciOs and parts of ordinances in conflict with the provisions of this
ordinance c&any part of the code adopted herein by reference are hereby
repealed.
SECTION/III PROVIDING FOR SEVERABILITY
If any section,subsection,sentence,phrase,clause or portion of this
ordinance,or any part of the code adopted herein by reference is for any
re6son held to be invalid or unconstitutional by the decision of any court of

competent jurisdiction,such decision shall not affect the valAity of the
remaining portions thereof.
