BE IT ORDAINED BY THE MAYOR AND CITY COUNCIL OF THE CITY OF APACH,EWUKTION, Citv ARIZONA,THAT: SECTION I IN GENERAL The zoning district classification on the Zonpig Distti\ct Map.City of Apache Junction.Arizona,for the parcel of land de The North half of the Southwest guar; the Northeast quarter of Section 1 East of the Gila and Salt River Pinal County,Arizona; be and hereby is amended from GR jAeneral subject to the following condi -0 10ns of a thwest quarter of North,Range Eight ian,Apache Junction, 1)to TH (Trailer Homesite Zone), val 1)The expansion area s 11 be designed in compliance with the Apache Junction City Code,V ume II,Land Development Code,Chapter One,Zoning Ordinance,Section Ji .O8OO TH (Trailer Homesites Zone). 2)All construction ordinances as including,but Code,Engine all be done in compliance with all applicable codes and dopted in the Apache Junction City Code,Volume II, ot limited to,the Zoning Ordinance,the Uniform Building ing Guidelines and the Uniform Fire Code. 3)The property owners shall dedicate to the City,and improve to the City Engineer'1 standards,for public roadway and utility purposes,the west 40 feet for N.Delaware Drive,the north 33 feet for W.Smoketree Street and any ne,essary cutoff corners. ORDINANCE NO.1122 PAGE 1 OF 3 4)At the time of development the applicants shall submit for review to the Development Services Department,a complete set of improvement plans which shall include an engineered grading and drainage plan,a complete and correct site plan encompassing both the existing and Øoposed expansion area,and a landscape plan in compliance with OrdinanØ No.940 Landscape and Screening Requirements and amendments thereto 5)The property shall be developed within two y,afs of rezoning approval or the City Council may take legislative acti to revert the zoning to its former classification in accordance wit the Apache Junction City Code, Volume II,Land Development Code,Cha er 1,Zoning Ordinance.Section 13.0111 Significance of Approval. SECTION I I REPEALING ANY CONFLICTING PiROVISIONS ) All ordinances and parts of ordinanc8 in conflict with the provisions of this ordinance,or any part of the coide adopted herein by reference,are hereby repealed. SECTION III PROVIDING FOR SVERABILITY I f any section,subsectio ,sentence,phrase,clause or portion of this ordinance,or any part of 4e code adopted herein by reference,is for any reason held to be invalid or unc nstitutional by the decision of any court of competent jurisdiction,such de sion shall not affect the validity of the remaining portions thereof.
