AN ORDINANCE OF THE MAYOR AND CITY COUNCIL OF THE CITY OF
APACHE JUNCTION,ARIZONA,AMENDING THE APACHE JUNCTION CITY
CODE,VOLUME II,LAND DEVELOPMENT CODE,CHAPTER 6, ARTICLE 6-1,
LANDSCAPING AND SCREENING REQUIREMENTS,SECTION 6-1-6,SITE
ORGANIZATION AND DEVELOPMENT;REPEALING ANY CONFLICTING
PROVISIONS,AND PROVIDING FOR SEVERABILITY.
WHEREAS,on February 20,1996,the Mayor and City Council passed and adopted
Ordinance 940,which enacted the Landscaping and Screening Requirements for The
City of Apache Junction,thereby establishing minimum standards for the creative
design and installation of landscaping,walls and other screening devices so as
to promote the general health,safety and welfare of the community;and
WHEREAS,on July 20,1999,the Mayor and City Council passed and adopted
Ordinance 1095,wherein Apache Junction City Code §§6-1-2,6-1-5(6)(2)and 6-1-
5(F)were amended by:1)expanding the application of the Landscaping and
Screening requirements to mobile home and recreational vehicle subdivisions and
parks;and 2)increasing the minimum square footage building area;and
WHEREAS,on August 3,1999,the Mayor and City Council passed and adopted
Ordinance 1097,which added a requirement that two thirds of the exterior surface
of all buildings located in commercial and industrial zones be covered by non-
galvanized metal surfaces,requiring at least one third of the area of each
exterior elevation to include supplementary building materials such as masonry,
stucco,or brick;and that these materials be used in combination with
architectural forms and detailing which gives buildings an appearance of quality
and permanency;and
WHEREAS,recently,there have been developments in the City in industrial and
commercial projects wherein the two thirds rule set forth above was met but was
incompatible with the City's overall development goals and consequently impacted
the health,safety and welfare of the community.
WHEREAS,i t is the intent of the Mayor and City Council to require one hundred
percent rather than a portion there of each exterior wall of a metal building to
be covered with supplementary building material,including but not limited to
masonry,stucco or brick.

BE IT ORDAINED BY THE MAYOR AND CITY COUNCIL OF THE CITY OF APACHE JUNCTION,
ARIZONA,THAT:
SECTION I :IN GENERAL
The Apache Junction City Code,Volume II,Land Development Code,Chapter 6,
Section 6-1-6 Site Organization and Development,Paragraph C(5),Miscellaneous
Design Standards,be amended to read as follows:
5.Seventy -Five (75%)of each exterior wall of a metal building located in a
multi -family,commercial or industrial zone shall be covered with
supplementary building materials,including,but not limited to,masonry,
stucco or brick.These materials shall be used in combination with
architectural forms and detailing to give buildings an appearance of
quality and permanency.However,paint without supplementary building
materials will not be acceptable.
SECTION II:REPEALING ANY CONFLICTING PROVISIONS
All ordinances and parts of ordinances in conflict with the provisions of this
ordinance,or any part of the code adopted herein by reference,are hereby
repealed.
SECTION III:PROVIDING FOR SEVERABILITY
If any section,subsection,section,phrase,clause or portion of this ordinance,
or any part of the code adopted herein by reference,is for any reason held to
be invalid or unconstitutional by the decision of any court of competent
jurisdiction,such decision shall not affect the validity of the remaining
portions thereof.
