AN ORDINANCE OF THE MAYOR AND CITY COUNCIL OF THE CITY
OF APACHE JUNCTION, ARIZONA, AMENDING THE APACHE
JUNCTION, ARIZONA, ZONING ORDINANCE,BY AMENDING THE
ZONING DISTRICT MAP, CITY OF APACHE JUNCTION, ARIZONA,
CHANGING THE ZONING DISTRICT CLASSIFICATION IN REZONING
CASE PZ-9-06, A CITY INIATED REQUEST, FROM GR (GENERAL
RURAL), CR-5 (MULTIPLE FAMILY RESIDENCE ZONE) AND CB -1
(LOCAL BUSINESS ZONE) TO CCD (CITY CENTER DISTRICT);
REPEALING ANY CONFLICTING PROVISIONS; AND PROVIDING FOR
SEVERABILITY.
WHEREAS,the City Council adopted the Crossroads
Redevelopment Area Plan in Resolution 98-20 on July 7, 1998
that authorized a revitalizion and an improvement district
in the downtown; and
WHEREAS,the City Council adopted the Downtown
Implementation Plan in Resolution 06-23 on June 6, 2006 that
set forth a development strategy in a primarily undeveloped
part of the downtown with a timeline for improvements to be
made by private developers as well as urban design
guidelines for the downtown; and
WHEREAS, a new downtown Zoning District (CCD) has been
adopted by the City Council,and the owners of the area
desire rezoning of their land with the CCD zoning
classification; and
WHEREAS,after many months of public input,the
Planning and Zoning Commission on July 25, 2006 unanimously
recommended the new downtown zoning district designation of
CCD be designated for the land described within this
ordinance.
NOW, THEREFORE, BE IT ORDAINED BY THE MAYOR AND CITY
COUNCIL OF THE CITY OF APACHE JUNCTION, ARIZONA THAT:
SECTION I: IN GENERAL
The zoning district classification on the Zoning District
Map, City of Apache Junction, Arizona, for the approximately
100 acre area of land generally bounded by:
Superstition Boulevard to the north, Apache Trail and
Old West Highway to the south, the Out Post Road
alignment to the east, and Plaza Drive to the west

be and herby is amended from GR (General Rural), CR-5
(Multiple Family Residence Zone) and CB -1 Local Business
Zone to CCD (City Center District).
SECTION II REPEALING ANY CONFLICTING PROVISIONS:
All ordinances and parts of ordinances in conflict with the
provisions of this ordinance are hereby repealed.
SECTION III PROVIDING FOR SEVERABILITY:
If any section, sub -section, sentence, phrase, clause or
portion of this ordinance, or any part of the code adopted
herein by reference, is for any reason held to be invalid or
unconstitutional by the decision of any court of competent
jurisdiction, such decision shall not affect the validity of
the remaining portions thereof.
