AN ORDINANCE OF THE MAYOR AND CITY COUNCIL OF THE CITY OF APACHE JUNCTION,
ARIZONA,AMENDING THE APACHE JUNCTION,ARIZONA,ZONING ORDINANCE,BY AMENDING
THE ZONING DISTRICT MAP,CITY OF APACHE JUNCTION,ARIZONA,CHANGING THE ZONING
DISTRICT CLASSIFICATION IN REZONING CASE PZ-14-89,A CITY -COUNCIL INITIATED
ZONING REVERSION,FROM C-3/PD (GENERAL COMMERCIAL DISTRICT/PLANNED DEVELOPMENT)
TO GR (GENERAL RURAL)AND A RESCINDING OF ORDINANCE NO.429 (CASE PZ-51-85)
WHICH CLASSIFIED THE SITE TO C-3/PD;REPEALING ANY CONFLICTING PROVISIONS;AND
PROVIDING FOR SEVERABILITY.
BE IT ORDAINED BY THE MAYOR AND CITY COUNCIL OF THE CITY OF APACHE JUNCTION,
ARIZONA,THAT:
SECTION I IN GENERAL
1.Ordinance No.429 (Case PZ-51-85)is hereby rescinded.
2.The zoning district classification on the Zoning District Map,City of
Apache Junction,Arizona,for the parcel of land correctly described as:
A portion of the Northeast quarter of the Southwest quarter of
Section 20,Township 1 North,Range 8 East,Gila and Salt River Base
and Meridian,Pinal County,Arizona,more particularly described as
follows:
Commencing at the center of said Section 20;thence South 000 08'19"
East,an assumed bearing,along the east line of the Southwest quarter
of said Section 20 for a distance of 460.60 feet to the TRUE POINT OF
BEGINNING;thence continuing South 00°08'19"East for a distance of
211.85 feet to the Northeast corner of Apache Ho Unit One,a
subdivision recorded in Book 9 of Maps,Page 59,Pinal County Records;
thence South 89 °57'46"West along the north line of Apache Ho Unit
One for a distance of 509.56 feet;
Thence North 00°03'48"West for a distance of 411.27 feet to a point
200 feet southerly of the south right-of-way line of
Highway 60-70-80-89;
Thence North 89°56'12"East,parallel to and 200 feet southerly of
said right-of-way line for a distance of 109.98 feet;
Thence North 00°03'48"West for a distance of 200 feet,to a point on
said south right-of-way line;
Thence North 89°56'12"East,along said south right-of-way line for a
distance of 198.78 feet to a point 200 feet westerly of the east line
of the Southwest quarter of Section 20;

Thence South 000 08'19"East,parallel to and 200 feet westerly of
said East line of the Southwest quarter of Section 20,for a distance
of 399.53 feet;
Thence North 89°58'12"East,parallel to the north line of said
Southwest quarter of Section 20,for a distance of 200 feet to the TRUE
POINT OF BEGINNING;EXCEPT
The North 399.53 feet thereof.
be and hereby is amended from C-3/PD (General Commercial District/Planned
Development to GR (General Rural);subject to the following stipulation:
a.Rezoning through the extension of the CB -2 zoning boundary from the
north side of the subject site is not allowed per Section 16.0211 of
the Apache Junction,Arizona,Zoning Ordinance,which prohibits new
rezonings to CB -2.
SECTION I I REPEALING ANY CONFLICTING PROVISIONS
All ordinances and parts of ordinances in conflict with the provisions of this
ordinance or any part of the code adopted herein by reference are hereby
repealed.
SECTION III PROVIDING FOR SEVERABILITY
I f any section,sub -section,sentence,phrase,clause or portion of this
ordinance or any part of the code adopted herein by reference is for any reason
held to be invalid or unconstitutional by the decision of any court of
competent jurisdiction,such decision shall not affect the validity of the
remaining portion thereof.•
