AN ORDINANCE OF THE MAYOR AND CITY COUNCIL OF THE CITY OF APACHE JUNCTION,
ARIZONA,AMENDING THE APACHE JUNCTION.ARIZONA ZONING ORDINANCE,BY AMENDING THE
ZONING DISTRICT MAP.CITY OF APACHE JUNCTION,ARIZONA,CHANGING THE ZONING
DISTRICT CLASSIFICATION IN REZONING CASE PZ-15-90 FROM GR (GENERAL RURAL)TO
CR-2(MH)(SINGLE FAMILY RESIDENCES/MANUFACTURED HOMES PERMITTED);REPEALING ANY
CONFLICTING PROVISIONS;AND PROVIDING FOR SEVERABILITY.
BE IT ORDAINED BY THE MAYOR AND CITY COUNCIL OF THE CITY OF APACHE JUNCTION,
ARIZONA,THAT:
SECTION I IN GENERAL
The zoning district classification on the Zoning District Map,City of Apache
Junction,Arizona,for the parcels of land described as:
The North half of the Northwest quarter of the Southeast quarter of the
Northwest quarter of the Southwest quarter of Section 17,Township 1
North,Range 8 East,Gila and Salt River Base and Meridian,Apache
Junction,Pinal County,Arizona.
be and hereby is amended from GR (General Rural)to CR-2(MH)(Single Family
Residences/Manufactured Homes permitted);subject to the following stipulations:
1.Applicants will dedicate the North 33 feet and the West 33 feet for
present and future rights -of -way,along with a 20 -foot -by -20 -foot cutoff
at the Northwest corner.
2.The property owners must demolish the old residential structure on the
west end of the property and make the garage secure and safe.
3.(Section 13.0111 Significance of Approval)Approval of rezoning
constitutes authorization for the development of property under granted
zoning.Rezoning approval is valid for a period of twenty-four (24)
months from the date of the City Council decision and may be extended once
for twelve (12)months at the discretion of the City Council.If approval
expires prior to substantial development upon the rezoned property,the
Commission at their discretion may recommend to the City Council reverse
zoning to the zoning classification which existed prior to the rezoning
amendment.

SECTION I I REPEALING ANY CONFLICTING PROVISIONS
All ordinances and parts of ordinances in conflict with the provisions of this
ordinance or any part of the code adopted herein by reference are hereby
repealed.
SECTION III PROVIDING FOR SEVERABILITY
I f any section,sub -section,sentence,phrase,clause or portion of this
ordinance or any part of the code adopted herein by reference is for any reason
held to be invalid or unconstitutional by the decision of any court of competent
jurisdiction,such decision shall not affect the validity of the remaining
portion thereof.
