AN ORDINANCE OF THE MAYOR AND CITY COUNCIL OF THE CITY OF APACHE JUNCTION,
ARIZONA, AMENDING THE APACHE JUNCTION. ARIZONA. ZONING ORDINANCE,BY AMENDING THE
ZONING DISTRICT MAP.CITY OF APACHE JUNCTION.ARIZONA,CHANGING THE ZONING
DISTRICT CLASSIFICATION IN REZONING CASE PZ-12-93 FROM CR-1 (CONVENTIONAL SINGLE-
FAMILY HOMES ON 20,000 SQ.FT.MINIMUM LOTS)TO CR-1(MH)(CONVENTIONAL OR
MANUFACTURED SINGLE-FAMILY HOMES ON 20,000 SQ.FT.MINIMUM LOTS);REPEALING ANY
CONFLICTING PROVISIONS;AND PROVIDING FOR SEVERABILITY.
BE IT ORDAINED BY THE MAYOR AND CITY COUNCIL OF THE CITY OF APACHE JUNCTION,
ARIZONA,THAT:
SECTION I IN GENERAL
The zoning district classification on the Zoning District Map,City of Apache
Junction, Arizona,be and hereby is amended from CR-1 (Conventional Single -Family
Homes on 20,000 Sq.Ft.Minimum Lots)to CR-1(MH)(Conventional or Manufactured
Single -Family Homes on 20,000 Sq.Ft.Minimum Lots)for a .546 -acre parcel
located approximately 185.84 Feet north of the northwest corner of W.Tepee
Street and N.Warner Drive,and legally described as:
The North 144.16 feet of the East half of the East half of Lot 20,Section
18,Township 1 North,Range 8 East of the Gila and Salt River Base and
Meridian,Pinal County,Arizona;
EXCEPT the East thirty-three feet (33')thereof.
Subject to the following stipulation:
1.(Section 13.0111 Significance of Approval)Approval of rezoning
constitutes authorization for the development of property under granted
zoning.Rezoning approval is valid for a period of twenty-four (24)
months from the date of the City Council decision.I f approval expires
prior to substantial development upon the rezoned property,the zoning
shall revert to its former zoning classification without legislative
action.If,no later than 150 days prior to the expiration of the zoning,
the property owner files a request for a hearing to have the zoning
extended for an additional period of time,the Planning and Zoning
Commission and the City Council may consider granting the requested
extension at their discretion.

SECTION I I REPEALING ANY CONFLICTING PROVISIONS
All ordinances and parts of ordinances in conflict with the provisions of this
ordinance or any part of the code adopted herein by reference are hereby
repealed.
SECTION III PROVIDING FOR SEVERABILITY
I f any section,sub -section,sentence,phrase,clause or portion of this
ordinance or any part of the code adopted herein by reference is for any reason
held to be invalid or unconstitutional by the decision of any court of competent
jurisdiction,such decision shall not affect the validity of the remaining
portion thereof.
