AN ORDINANCE OF THE MAYOR AND CITY COUNCIL OF THE CITY OF APACHE JUNCTION,
ARIZONA, AMENDING THE APACHE JUNCTION. ARIZONA.ZONING ORDINANCE,BY AMENDING THE
ZONING DISTRICT MAP.CITY OF APACHE JUNCTION,ARIZONA,CHANGING THE ZONING
DISTRICT CLASSIFICATION IN REZONING CASE PZ-2-93 FROM GR (GENERAL RURAL)TO
CR-1(MH)(SINGLE-FAMILY RESIDENCES ON 20,000 SQ.FT.MINIMUM LOTS/CONVENTIONAL
AND MANUFACTURED HOMES PERMITTED);REPEALING ANY CONFLICTING PROVISIONS;AND
PROVIDING FOR SEVERABILITY.
BE IT ORDAINED BY THE MAYOR AND CITY COUNCIL OF THE CITY OF APACHE JUNCTION,
ARIZONA,THAT:
SECTION I IN GENERAL
The zoning district classification on the Zoning District Map.City of Apache
Junction,Arizona,be and hereby is amended from GR (General Rural)to CR-1 (MH)
(Single -Family Residences on 20,000 sq.ft.Minimum Lots/Conventional and
Manufactured Homes permitted)for a 1.25 -acre parcel located approximately 165
feet west of the southwest corner of E.Junction Street and Royal Palm Road,and
legally described as:
The West half of the North half of the East half of the Northeast
quarter of the Northeast quarter of the Southwest quarter of Section
21,Township 1 North,Range 8 East,Gila and Salt River Base and
Meridian,Apache Junction,Pinal County,Arizona.
Subject to the following stipulations:
1.The property owners shall dedicate the north 40 feet,the west 33 feet
and a 20 -foot by 20 -foot cutoff at the northwest inside right-of-way
corner for roadways and other associated purposes.
2.(Section 13.0111 Significance of Approval'Approval of rezoning
constitutes authorization for the development of property under granted
zoning.Rezoning approval is valid for a period of twenty-four (24)
months from the date of the City Council decision.I f approval expires
prior to substantial development upon the rezoned property,the zoning
shall revert to its former zoning classification without legislative
action.If,no later than 150 days prior to the expiration of the zoning,
the property owner files a request for a hearing to have the zoning
extended for an additional period of time,the Planning and Zoning
Commission and the City Council may consider granting the requested
extension at their discretion.

SECTION I I REPEALING ANY CONFLICTING PROVISIONS
All ordinances and parts of ordinances in conflict with the provisions of this
ordinance or any part of the code adopted herein by reference are hereby
repealed.
SECTION III PROVIDING FOR SEVERABILITY
I f any section,sub -section,sentence,phrase,clause or portion of this
ordinance or any part of the code adopted herein by reference is for any reason
held to be invalid or unconstitutional by the decision of any court of competent
jurisdiction,such decision shall not affect the validity of the remaining
portion thereof.
