AN ORDINANCE OF THE MAYOR AND CITY COUNCIL OF THE CITY OF APACHE JUNCTION,
ARIZONA, AMENDING THE APACHE JUNCTION. ARIZONA.ZONING ORDINANCE,BY AMENDING THE
ZONING DISTRICT MAP,CITY OF APACHE JUNCTION.ARIZONA,CHANGING THE ZONING
DISTRICT CLASSIFICATION IN REZONING CASE PZ-94-07 FROM GR (GENERAL RURAL)TO CR-
l(MH),SINGLE-FAMILY RESIDENTIAL (CONVENTIONAL OR MANUFACTURED HOMES PERMITTED
ON 20,000 SQUARE -FOOT MINIMUM LOTS);REPEALING ANY CONFLICTING PROVISIONS;AND
PROVIDING FOR SEVERABILITY.
BE IT ORDAINED BY THE MAYOR AND CITY COUNCIL OF THE CITY OF APACHE JUNCTION,
ARIZONA,THAT:
SECTION I IN GENERAL
The zoning district classification on the Zoning District Map,City of Apache
Junction,Arizona,for the parcel of land described as:
The East half of the South half of the East half of the Southeast
quarter of the Northeast quarter of the Southwest quarter of Section
21,Township 1 North,Range 8 East,Gila and Salt River Base and
Meridian,Pinal County,Arizona;
be and hereby is amended from GR (General Rural)to CR-1(MH),Single-family
Residential (Conventional or Manufactured Homes permitted on 20,000 square -foot
minimum lots);subject to the following stipulations:
1.The property owners shall dedicate,for roadway and other
associated purposes,the East forty feet (40'),the South
thirty-three feet (33'),and a twenty foot by twenty foot (20'
x 20')cutoff at the Southeast inner rights -of -way corner;
2 The property owners will remove any dumped materials from the
site;
3.Future development of the site shall be respectful of the
natural drainage wash on site;and
4.(Section 13.0111 Significance of Approval)..Approval of
rezoning constitutes authorization for the development of
property under granted zoning.Rezoning approval is valid for
a period of twenty-four (24)months from the date of the City
Council decision.I f approval expires prior to substantial
development upon the rezoned property,the zoning shall revert
to its former zoning classification without legislative
action.If,no later than 150 days prior to the expiration of

the zoning,the property owner files a request for a hearing
to have the zoning extended for an additional period of time,
the Planning and zoning Commission and the City Council may
consider granting the request extension at their discretion.
SECTION I I REPEALING ANY CONFLICTING PROVISIONS
All ordinances and parts of ordinances in conflict with the provisions of this
ordinance or any part of the code adopted herein by reference are hereby
repealed.
SECTION III PROVIDING FOR SEVERABILITY
I f any section,sub -section,sentence,phrase,clause,or portion o f this
ordinance or any part of the code adopted herein by reference is for any reason
held to be invalid or unconstitutional by the decision of any court of competent
jurisdiction,such decision shall not affect the validity of the remaining
portion therof.
