AN ORDINANCE OF THE MAYOR AND CITY COUNCIL OF THE CITY OF APACHE JUNCTION,
ARIZONA, AMENDING THE APACHE JUNCTION. ARIZONA. ZONING ORDINANCE,BY AMENDING THE
ZONING DISTRICT MAP.CITY OF APACHE JUNCTION.ARIZONA,CHANGING THE ZONING
DISTRICT CLASSIFICATION IN REZONING CASE PZ-94-09 FROM GR,GENERAL RURAL,TO CR-
l(MH),SINGLE-FAMILY RESIDENTIAL (CONVENTIONAL OR MANUFACTURED HOMES PERMITTED
ON 20,000 SQUARE -FOOT MINIMUM LOTS);REPEALING ANY CONFLICTING PROVISIONS;AND
PROVIDING FOR SEVERABILITY.
BE IT ORDAINED BY THE MAYOR AND CITY COUNCIL OF THE CITY OF APACHE JUNCTION,
ARIZONA,THAT:
SECTION I IN GENERAL
The zoning district classification on the Zoning District Map.City of Apache
Junction.Arizona,for the parcel of land described as:
The North half of the East half of the Southeast quarter of the
Northeast quarter of the Southwest quarter of Section 21,Township
1 North,Range 8 East,Gila and Salt River Base and Meridian,Pinal
County,Arizona;
be and hereby is amended from,GR General Rural,to CR-1(MH),Single -Family
Residential (Conventional or Manufactured Homes permitted on 20,000 square -foot
minimum lots);subject to the following stipulations:
1.The property owners shall dedicate,for roadway and other associated
purposes,the East forty feet (40'),the North thirty-three feet (33'),
the West thirty-three feet (33'),and the twenty foot by twenty foot (20'
by 20')cutoffs at the Northeast and Northwest inner rights -of -way
corners;
2.(Section 13.0111 Significance of Approval)Approval of rezoning
constitutes authorization for the development of property under granted
zoning.Rezoning approval is valid for a period of twenty-four (24)
months from the date of the City Council decision.I f approval expires
prior to substantial development upon the rezoned property,the zoning
shall revert to its former zoning classification without legislative
action.If,no later than 150 days prior to the expiration of the zoning,
the property owner files a request for a hearing to have the zoning
extended for an additional period of time,the Planning and Zoning
Commission and the City Council may consider granting the requested
extension at their discretion.

SECTION I I REPEALING ANY CONFLICTING PROVISIONS
All ordinances and parts of ordinances in conflict with the provisions of this
ordinance or any part of the code adopted herein by reference are hereby
appealed.
SECTION III PROVIDING FOR SEVERABILITY
I f any section,sub -section,sentence,phrase,clause,or portion of this
ordinance or any part of the code adopted herein by reference i s for any reason
held to be invalid or unconstitutional by the decision of any court of competent
jurisdiction,such decision shall not affect the validity of the remaining
portion thereof.

ARIZONA,THIS 17TH DAY OF JANUARY .19 95 .
