Be and hereby is amended from TH (Trailer Homesite)to C-4 (Heavy Commercial),
subject to the following stipulations:
1)Substantial construction must be completed on the subject property
within a 24 -month period from the date of City Council approval of the
rezoning request to a C-4/PD.If not,the zoning on the property may be
,s\subject to reversion 'the original zoning classification by City
Council action,pursua to the provisions of Arizona Revised Statutes
Annotated (A.R.S).§ 9-4 2.01.
2)The North 50 -foot wide sement (recorded in Docket 571 Page 680,
Pinal County Recorder)and t e West 50 -foot -wide easement (recorded in
Docket 261 Page 83,Pinal Cou y Recorder)along the subject property
must be dedicated to the City,long with a 20 -foot by 20 -foot cutoff at
the northwest inner right-of-way orner.

SECTION II REPEALING ANY CONFLICTING PROVISIONS
All ordinances and parts of ordinances in conflict with the provisionsNof this
ordinance or any part of the code adopted herein by reference are hereby
repealed.

SECTION III PROVIDING FOR SEVERABILITY
If any section,subsection,sentence,phrase,clause or portion of this
ordinance,or any part of the code adopted herein by reference is for any
reason held to be invalid or unconstitutional by the decision of any court of
competent jurisdiction,such decision shall not affect the validity of the
remaining portions thereof.
