GROSS MINIMUM LOTS);REPEALING ANY CONFLICTING PROVISIONS:AND PROVIDING FOR SEVERABILITY. BE IT ORDAINED BY THE MAYOR AND CITY COUNCI THAT: SECTION I IN GENERAL THE CITY OF APACHE JUNCTION, The zoning district classification\on /fhe Zoning District Map,City of Apache Junction,Arizona,for the parcel of/land described as: The East half the Southeast quarte North,Range 8 East o County.Arizona,exc America the right and other mineral said land: be and here manufacture subject to 1) fth of Northeast quarter of the Northwest quarter of he Southwest quarter of Section 17,Township 1 é Gila and Salt River Base and Meridian,Pinal Irhg and reserving unto the United States of crbspect for,mine and remove all coal,oil,gas /said land as set forth in the Patent issued on *0 from GR (General Rural)to CR-1 MH (conventional or -falflily homes on 20,000 square feet gross minimum lots), owAng stipulations: AtNO t time the subject property is split into a maximum of two (2)\ lots and a building permit issued for a permitted principle dwel/ing,the applicant must pay the appropriate impact fees due at /that time,including all other applicable fees. 2)The property owner shall dedicate,for roadways and other ssociated purposes,the north 33 feet,the east 33 feet and a 20- foot by 20 -foot cutoff at the northeast inner right-of-way corner of the 1.25 -acre property at the southwest corner of West Roundup Street and North Thunderbird Drive. SECTION III PROVIDING ROWLEVERABILITY If any section,sub cJtip1i.sentence,phrase,clause or portion of this ordinance,or any paV f the code adopted herein by reference is for any reason held to be i v/lid or unconstitutional by the decision of any court of competent jurisdicton,such decision shall not affect the validity of the remaining portion thereof.
