HomeMy WebLinkAboutRES 93-10RESOLUTION NO.93-10 A RESOLUTION OF THE MAYOR AND CITY COUNCIL OF THE CITY OF APACHE JUNCTION, ARIZONA, APPROVING GENERAL PLAN AMENDMENT GPA-93-01, A PROPOSAL TO AMEND THE 1987 GENERAL PLAN LAND USE MAP BY REDESIGNATING FROM 'MEDIUM DENSITY RESIDENTIAL'TO 'MEDIUM DENSITY RESIDENTIAL WITH MANUFACTURED HOME OVERLAY'THE AREA IN SECTION 18 BETWEEN DELAWARE DRIVE AND GRAND DRIVE AND BETWEEN ROUNDUP STREET AND GREASEWOOD STREET. WHEREAS,the Apache Junction City Council did on June 16,1987,adopt the 1987 Apache Junction General Plan;and WHEREAS,the subject site affected by this Manufactured Home Overlay expansion is an area 10 gross acres in size,bounded by Delaware Drive on the west,Roundup Street on the north,Grand Drive on the east and Greasewood Street on the south;and WHEREAS,the subject area considered for the Manufactured Home Overlay expansion in Section 18 is legally described as: The Northwest quarter of the West half of the South half of the Southeast quarter of Section 18,Township 1 North,Range 8 East, Gila and Salt River Base and Meridian,Apache Junciton,Pinal County,Arizona;and WHEREAS,the Apache Junction Planning and Zoning Commission held a public hearing regarding GPA-93-01 on March 23,1993;and WHEREAS,the Apache Junction Planning and Zoning Commission recommended approval of GPA-93-01;and WHEREAS,this Council has complied with the requirements for the preparation and adoption of a General Plan amendment pursuant to A.R.S.§9- 461.05;and WHEREAS,this Council finds that the action taken on this General Plan Amendment is necessary for sound and orderly community development,for preservation of community values,and for the promotion of the general health, safety, convenience and welfare of the citizens of the Apache Junction community; and WHEREAS,this Council finds that expanding the Manufactured Home Overlay in the Section 18 subject area would be largely compatible with the existing land uses;and WHEREAS,this Council has considered the findings of fact given in Section 0.1.6 of the 1987 Apache Junction General Plan and finds: RES.NO.93-10 PAGE ONE OF TWO 1.That the amendment constitutes an overall improvement to the General Plan and is not solely for the good or benefit of a particular landowner or owners at a particular point in time. 2.That the amendment will not adversely impact the community as a whole or a portion of the community by: •Significantly altering acceptable existing land use patterns; •Requiring larger and more expensive improvements to roads, sewer or water systems than are needed to support the prevailing land uses and which,therefore,may impact development of other lands; Adversely impacting existing uses because of increased traffic on existing systems;or Affecting the livability of the area or the health and safety of the residents. 3.That the amendment is consistent with the overall intent of this General Plan. NOW,THEREFORE,BE IT RESOLVED by the Mayor and City Council of the City of Apache Junction,Arizona,that case GPA-93-01,a General Plan amendment proposing to amend the 1987 General Plan Land Use Map by expanding the Manufactured Home Overlay in an area in Section 18,be approved and adopted. PASSED AND ADOPTED BY THE CITY COUNCIL OF THE CITY OF APACHE JUNCTION,ARIZONA, THIS 20TH DAY OF APRIL ,1993.
