A RESOLUTION OF THE MAYOR AND CITY COUNCIL OF THE CITY OF APACHE JUNCTION,
ARIZONA, APPROVING PRELIMINARY SUBDIVISION PLAT SD -96-04, SUPERSTITION HEIGHTS
SUBDIVISION,PHASE II,BY TREVOR HOLMES;WHICH IS ALSO A REPLAT OF FORMER
LOTS 15 THROUGH 24.
WHEREAS,the subdivider in case SD -96-04 proposes to rep] at and subdivide
those lots formerly described as,Lots 15 through 24,Superstition Heights,
according to the plat of record in the office of the County Recorder of Pinal
County,Arizona,recorded in Cabinet A of Maps,Slide 166,into five single-
family residential lots pursuant to Article 6.2 of Chapter 4 of Title 9,
Arizona Revised Statutes,and pursuant to the Apache Junction Subdivision
Regulations;and
WHEREAS,the Apache Junction Planning and Zoning Commission held a public
hearing regarding SD -96-04 on November 26,1996,and recommended approval of
SD -96-04 by a vote of 6 to 0;and
WHEREAS,this Council finds this proposed subdivision to not be in
conflict with the High Density designation of the Apache Junction General
Plan;and
WHEREAS,this Council finds this proposed subdivision to be in
compliance with the Apache Junction Zoning Ordinance and the Apache
Junction Subdivision Regulations;and
WHEREAS,this Council finds that the stipulations required for this
subdivision are necessary for sound and orderly community development,for
preservation of community values and for the promotion of the general health,
safety,convenience and welfare of the citizens of Apache Junction.
NOW,THEREFORE,BE IT RESOLVED by the Mayor and City Council of the
City of Apache Junction,Arizona,that:
Said preliminary subdivision plat,SD -96-04,Superstition Heights,
Phase II,be conditionally approved subject to the following stipulations and
conditions:
1)Lots 15 through 24 shall be replatted as Lots 48 through 52,Phase
II,of Superstition Heights Subdivision.
2)Proper drainage easements shall be designed and constructed for new Lots
48 through 52,leading to the existing retention area,which was designed
for the original subdivision.
