HomeMy WebLinkAboutRES 97-44RESOLUTION NO.97-44 A RESOLUTION OF THE MAYOR AND CITY COUNCIL OF THE CITY OF APACHE JUNCTION, ARIZONA,APPROVING THE PRELIMINARY SUBDIVISION REPLAT SD-97-09,TRACT B OF SIERRA ENTRADA GARDEN HOMES SUBDIVISION,BY CHARTWELL HOMES,QUEEN CREEK, ARIZONA. WHEREAS,the subdivider in case SD -97-09 proposes to subdivide 1.39 acres in the southwest quarter of the southeast quarter of Section 20, Township 1 North,Range 8 East,Gila and Salt River Base and Meridian,Pinal County,Arizona,into 8 residential lots pursuant to Article 6.2 of Chapter 4 of Title 9.Arizona Revised Statutes,and pursuant to the Apache Junction Subdivision Regulations;and WHEREAS,the Apache Junction Planning and Zoning Commission held a public hearing regarding SD -97-09 on October 28,1997 and recommended approval of SD -97-09 by a vote of 6 to 1;and WHEREAS,the Mayor and City Council find this proposed subdivision to be consistent with the Medium Density designation of the Apache Junction General Plan;and WHEREAS,the Mayor and City Council find this proposed subdivision to be in compliance with the Apache Junction Zonina Ordinance pursuant to Ordinance No.145 and 1019 (companion case PZ-97-18)granting and amending CR-3/PD zoning for this site and the Apache Junction Subdivision Regulations;and WHEREAS,the Mayor and City Council find that the stipulations required for this subdivision are necessary for sound and orderly community development,for preservations of community values and for the promotion of the general health,safety,convenience,and welfare of the citizens of Apache Junction. NOW,THEREFORE, BE IT RESOLVED by the Mayor and City Council of the City of Apache Junction, Arizona,that: Said preliminary subdivision replat,SD -97-09,Tract B,Sierra Entrada Subdivision,be conditionally approved subject to the following stipulations and conditions: RESOLUTION NO.97-44 PAGE ONE OF TWO 1.All requirements of the Engineering Department will be met prior to the submittal of a request for Final Plat approval. 2.The subdivision will be developed in accordance with the preliminary plat. 3.All requirements of Ordinance No.145 will be applicable to the 8 new lots to be developed on Tract B.
