A RESOLUTION OF THE MAYOR AND CITY COUNCIL OF THE CITY OF APACHE JUNCTION,
ARIZONA,APPROVING PRELIMINARY SUBDIVISION PLAT SD -97-01,WEEKES MANOR,BY
COMMUNITIES SOUTHWEST,PHOENIX,ARIZONA.
WHEREAS,the subdivider in case SD -97-01 proposes to subdivide 61.37
acres in the Northwest quarter of the Northeast quarter of the North half of
the Southwest quarter of the Northeast quarter of Section 33,Township 1
North,Range 8 East, Gila and Salt River Base and Meridian,Pinal County,
Arizona,into 267 residential lots pursuant to Article 6.2 of Chapter 4 of
Title 9.Arizona Revised Statutes,and pursuant to the Apache Junction
Subdivision Regulations;and
WHEREAS,the Apache Junction Planning and Zoning Commission held a
public hearing regarding SD -97-01 on March 25,1997 and recommended approval
of SD -97-01 by a vote of 6 to 0;and
WHEREAS,this Council finds this proposed subdivision to be consistent
with the Medium Density designation of the Apache Junction General Plan:and
WHEREAS,this Council finds this proposed subdivision to be in
compliance with the Apache Junction Zoning Ordinance and the Apache Junction
Subdivision Regulations;and
WHEREAS,this Council finds that the stipulations required for this
subdivision are necessary for sound and orderly community development,for
preservations of community values and for the promotion of the general health,
safety,convenience,and welfare of the citizens of Apache Junction.
NOW,THEREFORE,BE IT RESOLVED by the Mayor and City Council of the City
of Apache Junction, Arizona.that:
Said preliminary subdivision plat,SD -97-01,Weekes Manor,be
conditionally approved subject to the following stipulations and conditions:
1.The specific development plan for Tract C.as a neighborhood park,
will be included in the final plat.

2.The Key Map should reference the "Corners of Subdivision".
3.Copies of the following documents are to be provided to the City
Engineer:
1996-025249 Weekes Wash Easement
DKT 815 Pgs 795 and 796,40 access easement
Sewer easement document west of Royal Palm
4.Lots 9,10,11,12,and 29 appear to fall within Weekes Wash pre-
existing easement.Abandonment of a portion of the easement to
the City may be required.
5.Gross acreage calculated to be 61.37 acres instead of 60.13 acres.
6.Bench Mark,referenced BM,is not longer recognized on City datum.
Bench Mark to be changed.
7.All retention/open space tracts are to be maintained by the
Homeowner's Association.
8.All of the street names shall be as depicted on the preliminary
plat.
9.Landscaping plans for all open space/retention tracts shall be
submitted for review and approval by the City of Apache Junction.
10.The proposed park,to be developed on Tract C,will be at least
three (3) acres in size and with sufficient elevation to ensure
that the park area is not submerged at any time.
