HomeMy WebLinkAboutRES 97-20RESOLUTION NO.97-20 A RESOLUTION OF THE MAYOR AND CITY COUNCIL OF THE CITY OF APACHE JUNCTION,ARIZONA,APPROVING A PRELIMINARY SUBDIVISION PLAT,CASE SD -97-06,FOR RENAISSANCE PARK SUBDIVISION,BY CANTERBURY COMMUNITIES,INC. WHEREAS,the subdivider in case SD -97-06 proposes to subdivide 38 acres in the Southwest quarter area of Section 20,Township 1 North,Range Eight East of the Gila and Salt River Base and Meridian,Pinal County,Arizona,into +140 residential lots pursuant to Article 6.2 of Chapter 4 of Title 9, Arizona Revised Statutes,and pursuant to the Apache Junction Subdivision Regulations;and WHEREAS,the Apache Junction Planning and Zoning Commission held a public hearing regarding SD -97-06 on June 24,1997,and recommended denial of SD -97-06 by a vote of 6 to 0;and WHEREAS,this Council finds this proposed subdivision to be in compliance with the residential Planned Area Development (3 to 5 dwelling units per acre) designation of the Apache Junction General Plan;and WHEREAS,this Council finds this proposed subdivision to be in compliance with the Apache Junction Zoning Ordinance and the Apache Junction Subdivision Regulations;and WHEREAS,this Council finds that the stipulations required for this subdivision are necessary for sound and orderly community development,for preservation of community values and for the promotion of the general health, safety,convenience and welfare of the citizens of Apache Junction. NOW,THEREFORE,BE IT RESOLVED by the Mayor and City Council of the City of Apache Junction,Arizona,that: Said preliminary subdivision plat,SD -97-06,Renaissance Park,be conditionally approved subject to the following stipulations and conditions: 1)The developer shall coordinate closely with the City Engineering and Public Works Departments to carefully address the drainage constraints of the property,particularly the known drainage problems around the Fourth Avenue entrance,the general area between San Marcos and Thunderbird along the north side of Broadway,and the north boundary near Thunderbird area. 2)The developer shall coordinate and construct all on -site and off- site improvements (roads,curbing,sidewalks, gutters, streetlights, retention basins,drainage easements,etc.)to the City Engineer's standards. 3 All open space and retention areas must comply with the City of Apache Junction Parks and Recreation "Homeowners Association Maintained Open Space Standards"made a part hereof by reference. RESOLUTION NO.97-20 PAGE 1 OF 2 4)That there be a homeowners association maintaining open space standards. 5)That the property has the value of subdivision play stations of 23. 6)That lot #127 be deleted and used for open space. 7)That the final floor plans and elevations shall be submitted as part of the final plat submitted for Council review and consideration. 8)Landscape plans for the open space shall be submitted and approved prior to final plat approval.The landscape plans must show the grading and drainage of open space and provide the calculated total areas of open space and usable open space as defined in the "Homeowners Association Maintained Open Space Standards".Per said standards and based on the number of lots,the required play stations for this subdivision is 23.The more centered these amenities can be located,the more accessible they will be to the residents.
