HomeMy WebLinkAboutRES 97-22RESOLUTION NO.97-22 A RESOLUTION OF THE MAYOR AND CITY COUNCIL OF THE CITY OF APACHE JUNCTION,ARIZONA,APPROVING A PRELIMINARY SUBDIVISION PLAT,CASE SD -97-07,FOR IRONWOOD COVE I I SUBDIVISION,BY SRC HOMES,INC. WHEREAS,the subdivider in case SD -97-07 proposes to subdivide 10.6 acres in the South half of the Northwest quarter area of Section 29,Township 1 North, Range Eight East of the Gila and Salt River Base and Meridian,Pinal County, Arizona,into 34 residential lots pursuant to Article 6.2 of Chapter 4 of Title 9,Arizona Revised Statutes,and pursuant to the Apache Junction Subdivision Regulations;and WHEREAS,the Apache Junction Planning and Zoning Commission held a public hearing regarding SD -97-07 on June 24,1997,and recommended approval of SD -97-07 by a vote of 6 to 0;and WHEREAS,this Council finds this proposed subdivision to be in compliance with the residential Planned Area Development (3 to 4.5 dwelling units per acre) designation of the Apache Junction General Plan;and WHEREAS,this Council finds this proposed subdivision to be in compliance with the Apache Junction Zoning Ordinance and the Apache Junction Subdivision Regulations;and WHEREAS,this Council finds that the stipulations required for this subdivision are necessary for sound and orderly community development,for preservation of community values and for the promotion of the general health, safety,convenience and welfare of the citizens of Apache Junction. NOW,THEREFORE,BE IT RESOLVED by the Mayor and City Council of the City of Apache Junction,Arizona,that: Said preliminary subdivision plat,SD -97-07,Ironwood Cove II,be conditionally approved subject to the following stipulations and conditions: 1)An extension of the water distribution system from Wells Fargo Avenue and Palomino Avenue is required.An additional 20 -foot -wide right-of-way or public utility easement inside the southwesterly boundary of Lot 15 be required. 2)The property owners shall install any necessary on -site and off- site improvements,as determined by the City Engineer,inluding but not necessarily limited to,paving,gutters,curbs,sidewalks, streetlights,fire hydrants,utilities and on -site retention basins. 3)All open spaces shall be maintained by a Homeowners Association. RESOLUTION NO.97-22 PAGE 1 OF 2 4)The retention basin is suggested to be designed with a curvilinear shape and an amenity provided therein,above the 10 year flood level. 5)Planting densities should match those as provided in the retention basin of Ironwood Cove I .
