A RESOLUTION OF THE MAYOR AND CITY COUNCIL OF THE CITY OF APACHE
JUNCTION,ARIZONA,APPROVING A PRELIMINARY SUBDIVISION PLAT,CASE
SD -98-03,FOR ARIZONA GOLDFIELD SUBDIVISION,BY KAUFMAN AND BROAD
HOMES OF ARIZONA,INCORPORATED.
WHEREAS,the subdivider in case SD -98-03 proposes to subdivide 40 gross
acres in the Northeast quarter of the Southwest quarter of Section 34,
Township 1 North,Range 8 East of the Gila and Salt River Base and Meridian,
Apache Junction,Pinal County,Arizona,into +/-296 residential lots pursuant
to Arizona Revised Statutes Annotated (A.R.S.),Article 6.2 of Chapter 4 of
Title 9,and pursuant to the Apache Junction City Code,Volume II,Land
Development Code,Chapter 2,Subdivision Regulations;and
WHEREAS,the Apache Junction Planning and Zoning Commission held a
public hearing regarding SD -98-03 on December 22,1998,and recommended
approval of SD -98-03 by a vote of 6-1-0;and
WHEREAS,this Council finds this proposed subdivision to be in
compliance with the High Density Residential (6 to 18 dwelling units per acre)
designation of the Apache Junction General Plan;and
WHEREAS,this Council finds this proposed subdivision to be in
compliance with the Apache Junction City Code,Volume II,Land Development
Code,Chapter 1,Zoning Ordinance,and the Apache Junction City Code,Volume
II,Land Development Code,Chapter 2,Subdivision Regulations;and
WHEREAS,this Council finds that the stipulations and conditions
required for this subdivision are necessary for sound and orderly community
development,for preservation of community values and for the promotion of the
general health,safety,convenience and welfare of the citizens of Apache
Junction.
NOW,THEREFORE,BE IT RESOLVED by the Mayor and City Council of the City
of Apache Junction,Arizona,that:
Said preliminary subdivision plat,SD -98-03,Arizona Goldfield
Subdivision,be conditionally approved subject to the following stipulations
and conditions:

1)The property owners shall install any necessary on -site and off -site
improvements,as determined by the City Engineer,including but not limited
to,paving,gutters,curbs,sidewalks,streetlights,fire hydrants,
utilities and on -site retention basins.
2)All open spaces shall be maintained by a Homeowners Association.
3)The retention basins are to be designed with curvilinear shapes and all
usable open spaces are to be located above the 10 year 24 hour storm level.
