A RESOLUTION OF THE MAYOR AND CITY COUNCIL OF THE CITY OF APACHE JyriTioN,
REQUEST TOAPPROVINGGENERALPLANAMENDMENTGPA-98-03,A REQUEST TO R DESIGNATE
A 4.81 -GROSS -ACRES PARCEL,LOCATED AT THE SOUTHEAST CORNER OF W.BRO WAY AVENUE
AND S.DELAWARE DRIVE,FROM MD (MEDIUM DENSITY RESIDENTIAL AT 0 6 DWELLING
UNITS PER ACRE FOR CONVENTIONAL HOMES ONLY)TO HD (HIGH DENSI RESIDENTIAL AT
6 TO 18 DWELLING UNITS PER ACRE).
WHEREAS,the Apache Junction City Council did,on Jytie 16,1987,adopt the
1987 Apache Junction General Plan;and
WHEREAS,the Apache Junction Planni0604 ZoOng Commission held a public
hearing regarding GPA-98-03 on January 20,104/and
WHEREAS,the Apache Junction
denial of GPA-98-03 by a vote of 4W102;apti

WHEREAS,this Council ha complied with the requirements for the
preparation and adoption of a kwneval P an Amendment pursuant to Arizona Revised
Statutes Annotated Section 9 Lei .06.and

1.The develoment pattern contained in the Land Use Plan inadequately
provides appfopriate optional sites for the use proposed in the amendment;
2.That the Amendment constitutes an overall improvement to the General Plan
and is ot solely for the good or benefit of a particular land owner or
owner at a particular point in time;
3.Ptit the amendment will not adversely impact the community as a whole or
portion of the community by:
Significantly altering acceptable existing land use patterns;

Requiring larger and more expensive improvements to roads,sewer or
water systems than are needed to support the prevailing land uses
and which,therefore,may impact development of other lands;
Adversely impacting existing uses because of increased traffic on
existing systems;or
Affecting the livability of the area or the health and saitty of the
residents;
4.That the amendment is consistent with the overall intent'of this General
Plan.
NOW,THEREFORE,BE IT RESOLVED by the Mayo0004 city Council of the City
of Apache Junction,Arizona,that:

the following legally described property:
Tract A,Apache Villa,accord40 to tpe plat of record in the office

PASSED AND ADOPTED BY THE NIAYORWID CITY COUNCIL OF THE CITY OF APACHE JUNCTION,
ARIZONA,THIS DAY ,1999.
