A RESOLUTION OF THE MAYOR AND CITY COUNCIL OF THE
CITY OF APACHE JUNCTION,ARIZONA,APPROVING THE
FINAL PLAT FOR IRONWOOD TRAILS,A RESIDENTIAL
SUBDIVISION, IN CASE SD -4-05, BY TANA NICHOLS.
WHEREAS,the subdivider in Case SD -4-05 proposes to
subdivide Pinal County Assessor's Parcel Number 100-35-028,
(5 gross acres)into 18 residential lots pursuant to
Arizona Revised Statutes ("A.R.S.")Title 9,Chapter 4,
Article 6.2, and pursuant to the Apache Junction City Code,
Volume II,Land Development Code,Chapter 1,Zoning
Ordinance,Section 15.0400,CR-3 Single Family Residence
Zone,and Section 19.0103,Planned Development Zoning
District Procedures,and Chapter 2,Subdivision
Regulations,legally described as follows:
The South half of the Northwest quarter of the
Southwest quarter of the Southeast quarter of
Section 18, Township 1 North, Range 8 East, of
the Gila and Salt River Base and Meridian,
Pinal County, Arizona; and
WHEREAS,on March 28,2006,the Planning and Zoning
Commission held a public hearing regarding the preliminary
plat for Case SD -4-05 and recommended approval of Case
SD -4-05 by a unanimous vote; and
WHEREAS,on April 4,2006,the City Council held a
public hearing regarding the preliminary plat for Case SD-
4 -05 and voted to approve the preliminary plat for Case SD-
4 -05 by a unanimous vote; and
WHEREAS, the City Council finds this final subdivision
plat to be in compliance with the Apache Junction City
Code,Volume II,Land Development Code,Chapter 1,Zoning
Ordinance,Section 15.0400,CR-3 Single Family Residence
Zone and Chapter 2,Subdivision Regulations,as well as
with the requirements of Ordinance No. 1240.
NOW,THEREFORE,BE IT RESOLVED by the Mayor and City
Council of the City of Apache Junction, Arizona, that:

Ironwood Trails in Case SD -4-05,the final subdivision
plat for Ironwood Trails,be approved subject to the
following stipulations:
1) The improvement plans shall conform substantially
with the approved preliminary plat.
2) The Arizona Department of Environmental Quality
Sewer Approval Letter must be received by the
City of Apache Junction before the final plat
signed by the Mayor.
3) Staff shall, pursuant to Arizona Revised Statutes §
9-463.01(J),record the Final Plat with the Pinal
County Recorder and shall collect the Final Plat
recording fee from Tana Nichols and remit such
amount to the Pinal County Recorder.
PASSED AND ADOPTED BY THE MAYOR AND CITY COUNCIL OF THE
CITY OF APACHE JUNCTION,ARIZONA,THIS 15TH DAY OF
AUGUST , 2006.
